What the free check shows
- What stands out about the home, with a question to ask the agent for each finding
- Its sale prices since 1995, and whether the asking price is in line with its own sale, with sales nearby and for its size, even for a new build not yet on the records
- The energy rating, floor area, age band, running costs and recommended work from its certificate
- Flood risk, coal mining and radon for the area, and planning designations in England
- The nearest schools and their inspections, recorded crime, road and rail noise, broadband and council tax
- What a mortgage lender may ask about, such as leasehold, a recent resale or non-standard walls
What it is not
It is not a survey, a valuation or a conveyancing search. Flood and mining data describe the area, not whether this building is affected.
Your conveyancer's searches and a survey will still be needed. The check helps you decide whether to offer, and what to ask first.
Questions about the free check
What does the free check show?
For a home in England or Wales, it shows what stands out in the records, the sale prices recorded for that address since 1995, its current energy rating with the floor area and age band from the certificate, homes of the same type sold nearby, the chance of flooding for the area around it, planning designations in England, whether the postcode is in a coal mining reporting area, and the radon level mapped for its 1 km square. It also shows the nearest schools with their latest inspections, recorded crime in the neighbourhood, road and rail noise, broadband and mobile coverage, council tax for the area, and the things a mortgage lender may ask about.
Why do you ask for the house number instead of showing a list of addresses?
Energy certificate addresses may only be used for purposes related to energy performance, so we never show them as a list. You type the number or name, and we look for that home in the records for the postcode.
Is the free check a survey or a search?
No. It reads open government records about the home and the area. It does not replace a survey, a valuation or the searches your conveyancer will order.
Where are saved homes kept?
Only on your device, in your browser's storage. We do not keep a list of the homes you check, and saved homes disappear if you clear your browser data.
