No relief for first-time buyers
Wales has no first-time buyer relief. First-time buyers pay the main rates like anyone else buying a home to live in, so there is no tax on the first £225,000.

When the higher rates apply
The higher rates apply to residential purchases of £40,000 or more when you will already own another property. If you are married or in a civil partnership and the higher rates apply to either of you, they apply to the whole purchase.
If the new home replaces your main home, the higher rates do not apply as long as you sold the old one in the 3 years ending on the day you complete.
If you buy first and sell your old main home within the 3 years after completion, you pay the higher rates and can reclaim the difference.
To reclaim, amend the return within 12 months of the filing date, or make a repayment claim within 4 years of the day after the filing date.

When the tax is paid
The return and payment are due within 30 days of the day after completion. A return is usually needed even when no tax is due.
