About these terms

These terms apply when you use ukpropertycheck.co.uk. The site is run by UK Property Check. You can contact us at support@ukpropertycheck.co.uk.

Everything on the site is free to use. We do not ask you to register or pay.

What the site gives you

The site gives you information drawn from open government records, explained in plain English, with questions you may want to ask.

It is not a survey, a valuation, a conveyancing search, or legal, financial or tax advice, and it does not replace any of them.

Before you buy a home, get the survey, searches and advice you need from qualified professionals.

The tax calculators give an estimate for typical purchases. They do not cover every case, and the result is not a tax assessment. Your solicitor or conveyancer will work out the tax due on your purchase.

How accurate the information is

We take care to report the records accurately and to explain their limits. But the records come from other organisations, they can contain mistakes or be out of date, and some describe an area rather than a particular building.

We cannot promise that every record is complete or correct. If you think something is wrong, please tell us.

Using the site

You may use the site for your own decision about a home. Please do not copy the site's content in bulk, run automated searches against it, or try to disrupt it.

You may reuse the figures in our CSV downloads with credit to UK Property Check and the attribution lines in the file.

Complaints

If you are unhappy with the site or with us, email support@ukpropertycheck.co.uk and tell us what went wrong. We aim to reply within 14 days.

If we cannot settle your complaint, we will tell you which alternative dispute resolution provider could deal with it and whether we agree to use it.

Our responsibility to you

If we break these terms or fail to use reasonable care and skill, we are responsible for loss or damage you suffer that is a foreseeable result of that. We are not responsible for loss that was not foreseeable.

The site is for personal use in buying a home. We are not responsible for business losses.

Nothing in these terms limits our responsibility where it would be unlawful to do so, including for death or personal injury caused by our negligence, for fraud, or for your rights as a consumer under the Consumer Rights Act 2015.

Data and other websites

Public sector information on this site is used under the Open Government Licence v3.0 and the other licences listed on our data and methods page. Links to other websites are for your information. We are not responsible for their content.

If you reuse data from this site, the publishers' conditions go with it. Addresses from HM Land Registry Price Paid Data may be reused only for personal or non-commercial purposes, or to provide house price information.

Energy certificate address data may be used only for purposes related to the energy performance of buildings.

Changes to these terms

We may update these terms, and the date at the top shows when we last did.

The law that applies

These terms are governed by the law of England and Wales. You can bring proceedings in the courts of England and Wales, or, if you live in Scotland or Northern Ireland, in the courts where you live.
