Sold house prices and price per square metre

Enter a postcode in England or Wales to see what homes there sold for, and the price per square metre for the district around it.

How to use sold prices

Asking prices show what sellers hope for. Sold prices show what buyers paid, so they are the better guide when you decide what to offer.

Look for sales of the same type of home on similar streets in the last year or two. Older sales need allowing for how prices have moved since.

Why price per square metre helps

Homes on the same street can differ a lot in size. Dividing the price by the floor area lets you compare them more fairly.

Each district page lets you enter an asking price and floor area and shows where it sits against local sales. The floor area is on the home's energy certificate.

What sold prices cannot tell you

A sale record does not show the condition of the home or what was included. A home bought to renovate and one already renovated can sit side by side in the list.

Questions about sold prices

Where do the sold prices come from?

From HM Land Registry Price Paid Data, which covers homes in England and Wales sold for value since January 1995. A sale is usually registered 2 weeks to 2 months after it completes, then appears in the next monthly update.

How is the price per square metre worked out?

We use only sales that HM Land Registry has linked to a property reference number, which it began publishing in August 2026. Each sale price is divided by the floor area on that home's energy certificate, and we take the median for the postcode district and each property type. Where a district has too few of these sales, we use the postcode area instead and say so.

Why are some homes missing?

Some transfers are not included, such as gifts and Right to Buy sales at a discount, and the latest sales take time to appear. Price per square metre also needs an energy certificate with a floor area.
